About this HDB renovation loan calculator

People searching hdb renovation loan calculator usually want two numbers: how much they can borrow to renovate an HDB flat, and what the monthly repayment looks like. HDB’s own InfoWEB no longer publishes a renovation-loan scheme with a quantum by 2-room / 3-room / 4-room type. This page therefore does not invent per-flat-type HDB caps. It uses the one official constraint we can verify: the Monetary Authority of Singapore Total Debt Servicing Ratio (TDSR) of 55% on property-related and other monthly debts.

Remaining TDSR headroom is 55% of gross monthly income minus existing monthly debts. That monthly room is converted to a principal with a standard reducing-balance formula over 1–5 years at the interest rate you enter. If that maximum is $80,000 on paper, a bank may still refuse it: dedicated renovation-loan products commonly cap at the lower of $30,000 and six times monthly income. That cap is a bank product rule (widely published on DBS/POSB pages), not an HDB or MAS notice, so it is an optional tick-box here.

There is also no official HDB renovation-loan interest rate. The 4.88% default is an illustration only — paste the effective or reducing-balance rate from your letter of offer. Flat-rate marketing figures understate the true cost; compare using effective interest rate (EIR) including handling fees.

HDB renovation still matters for permits, the Directory of Renovation Contractors, and using CPF only where HDB still allows it. Financing is from banks and finance companies, subject to credit assessment. This calculator does not replace a bank IPA.

Examples

Example 1 — $5,000 income, $500 other debts, $20,000 wanted, 5 years at 4.88%. TDSR headroom is $5,000 × 55% − $500 = $2,250 a month, far above the instalment on $20,000, so the $20,000 loan fits. Total interest is the difference between 60 instalments and $20,000.

Example 2 — same inputs with the typical bank cap ticked. 6 × $5,000 = $30,000, so the product cap is $30,000. The wanted $20,000 still fits.

Example 3 — $3,000 income, $1,400 existing debts, 5 years at 4.88%, bank cap on. TDSR headroom is only $250 a month, which supports a much smaller principal than $30,000 — TDSR binds.

Example 4 — zero debts, $8,000 income, leave requested at $0. The tool shows the TDSR-based maximum (large) and, if you tick the cap, $30,000.

No official HDB renovation-loan caps by flat type were found on HDB InfoWEB as of 30 September 2026. Older third-party tables of $20,000 / $30,000 by room type are omitted rather than guessed.
