About this HDB grant calculator

There is no single “HDB grant”. First-timer families can stack the Enhanced CPF Housing Grant (EHG) of up to $120,000, a resale Family Grant of up to $80,000 (2- to 4-room) or $50,000 (5-room or larger), and a Proximity Housing Grant of $30,000 (live with) or $20,000 (within 4 km). That is how a resale purchase can reach the often-quoted $230,000 headline. Singles aged 35 and above generally receive half at each layer (EHG up to $60,000, Singles Grant $40,000 / $25,000, PHG $15,000 / $10,000).

EHG is the income-tiered piece and the one people mean by ehg grant calculator. From 20 August 2024 HDB raised the family maximum from $80,000 to $120,000 and the singles maximum from $40,000 to $60,000. Amounts step down across 16 income bands to $5,000 at $8,501–$9,000 (families) or $2,500 at $4,251–$4,500 (singles). The EHG income ceiling did not move with the August 2026 HFE ceiling: it remains $9,000 / $4,500.

Family / Singles Grant and PHG are resale only. A BTO or SBF new flat can still get EHG but not those two. PHG has no income ceiling. Family Grant follows citizenship (SC/SC versus SC/SPR, which withholds $10,000 until the PR becomes a citizen or the couple has an SC child) and whether the household is first-timer plus second-timer ($40,000 / $25,000).

Second-timer families buying a 3-room in a Standard / non-mature estate may see the Step-Up Grant of $15,000 if income is within HDB’s published Step-Up ceiling (this tool uses $7,000 and tells you to confirm; schemes aligned with the singles ceiling may have moved in August 2026).

Not HDB advice. Remaining-lease pro-rating, employment of 12 months, and private-property wait-out rules can zero a grant even when the table shows an amount. Apply for an HFE letter.

  2. Say BTO/new or resale, and the flat-size band.
  3. Enter average gross monthly household income.
  4. Pick proximity if the resale flat is with or within 4 km of parents or a married child.
  5. Read EHG, Family/Singles, PHG, Step-Up and the total.

Examples

Example 1 — SC/SC first-timers, $4,000 income, 4-room resale, live with parents. EHG $80,000 + Family Grant $80,000 + PHG $30,000 = $190,000.

Example 2 — same couple, BTO. Only EHG $80,000 (Family Grant and PHG are resale-only).

Example 3 — first-timer single, $2,000 income, 4-room resale, no proximity. EHG (Singles) $40,000 + Singles Grant $40,000 = $80,000.

Example 4 — SC/SC first-timers, $10,000 income, 5-room resale, within 4 km. EHG $0 (above $9,000) + Family Grant $50,000 + PHG $20,000 = $70,000.

Income ceilings differ. EHG stays at $9,000 / $4,500. Family Grant follows the HFE ceiling ($16,000 / $8,000 from 24 Aug 2026 on this page). PHG has none.

Grants go to CPF OA and are subject to refund plus accrued interest if you sell.

How much is the Enhanced Housing Grant in 2026?

Up to $120,000 for first-timer families and $60,000 for first-timer singles, from 20 August 2024. The amount is tiered by average monthly household income down to $5,000 at the $9,000 family ceiling.

Can I get EHG on a BTO and a resale flat?

Yes, EHG applies to both new flats from HDB and open-market resale flats. Family Grant and Proximity Grant are resale-only.

What is the Proximity Housing Grant?

$30,000 if a family lives with parents or a married child in the resale flat, or $20,000 if they live within 4 km. Singles receive $15,000 or $10,000. No income ceiling.

Why is SC/SPR Family Grant $10,000 lower?

HDB withholds $10,000 of the Family Grant until the PR applicant becomes a Singapore Citizen or the couple has a Singapore Citizen child (Citizen Top-Up).

Do second-timers get EHG?

Generally no. A first-timer + second-timer couple can be assessed for EHG (Singles) on half of household income. Some second-timer families buying a 3-room Standard-estate flat may get Step-Up $15,000 instead.

Is the EHG income ceiling still $9,000 after August 2026?

Yes on HDB and CPF Board pages used here. The $16,000 figure is the HFE / BTO / Family Grant pathway, not EHG.

Are grants paid in cash?

No. They are credited to CPF Ordinary Accounts and used toward the flat or the housing loan.

Is this official HDB advice?
